In ‘Rokhthok’ A Book by Ameet Satam, He discusses the Mumbai’s Open Space and House Development Problem

On the start of the June month, BJP’s MLA of Andheri West Ameet Satam launched his book ‘Rokhthok’. It is a compilation of all the speeches he has given in Legislative Assembly of Maharashtra. This is the third speech in this book.

Mr. President, The proposal which has been brought for discussion in respect of various problems in Mumbai under Rule 243. I stand here to express my thoughts on this.

Mr. President, the proposal has begun with the problem of transportation. Every day in the city of Mumbai, 500 new vehicles are running on the road. About 13% of people in Mumbai are traveling by private vehicles. This shows the need for public transport. Therefore, today the Hon’ble Chief Minister needs to speed up the project of Coastal Road and Metro 7 in Mumbai. In the next three to four years, I will be honoring the Chief Minister of the Coastal Road and Metro 7 projects in Mumbai. Just like the Coastal Road and Metro-3, there is a need to question the Metro 2 Trans Harbor, C-Link Haji Ali to Worli Sea-Link and BRTS.

Mr. President, I will be speaking about the open space in Mumbai. I will be speaking about how Affordable Housing & Draft DP is interconnected. Mumbai is as famous as an international city. But the open space ratios in Mumbai city are only 1.2 per sq. M. / Per Person. London’s open space ratios are only 31.2 per sq. M. / Per Person. New York’s open space ratios are 25.2 per sq. M. / Per Person. Chicago’s open space ratio is just 17.5 per sq. M. / Per Person. In comparison, Mumbai city has an open space ratio of only 1.2 per sq. M. / Per Person.

In the proposed DP, Said he was trying to persuade the city’s open space ratio of Mumbai city is only 1.2 per sq. M. / Per Person. There are several types of MHADA’s Out RG and PG in Mumbai city but they are not documented. Somewhere in this, the scope of manipulation has been kept. Therefore, after being invented or recorded by MHADA’s RG and PGs in Mumbai, open space in Mumbai city can be doubled.

There is 500 km of water rivers, water bodies, and wetlands As per the guidelines of Breamstoward 2005, all the rivers, water bodies and the 6 meters surrounding Wetlands are known as buffer zones. If the reservation in the proposed DP is called open space, then the ratio of open space in Mumbai city is going to be triple. In the proposed DP, Mumbai city has an open space ratio of only 1.8 1.2 per sq. M. / Per Person.but we could take it to 5.6 per sq. M. / Per Person.

The Draconian rule is imposed under the JNNURM plan for Affordable Houses in Mumbai City. In this Mumbai city, there are about 8 layouts of Mhada. 3 hectares of land belongs to Mhada. If this land is developed, about five to six lakh affordable houses can be built. The slum is situated on 4 hectares in the city of Mumbai. This place has been shown as a slum in the development plan and no reservation has been made on this site. If affordable housing is built on this place, EWS,

M.I.G. And LIG can generate around 10-12 lakh houses. The aim of our government is to create 11 lakh affordable houses. With the advice of experts, we can build an additional four lakh houses which could take the total number to 15-16 lakh. My constituency is Andheri (West). Besides Andheri station, FSI of 9 Is given and it includes parking.

I am working for Andheri Preset Plan to reduce the traffic problem near Andheri Station. In such a situation, you have to create such a plan to solve the traffic congestion. In that area, What will happen to that section if given an FSI of 6 will be issued tomorrow?

Mr. President, there are 37 housing societies on mangroves. The road is shown in many housing societies. FSI of Three-and-a-half is shown at Juhu Beach. How can this be shown? Some of these errors have been made in error and some have been made deliberately. Therefore, a suspicious, confused atmosphere has been created in the minds of the people of Mumbai city. Many types of politics are happening in Development Planning.

The Draft DP was created by simply placing the Mathematical Vision in the head. It needs to give a social vision. Chief Minister should establish a committee to bring together Architects, Urban Planners, Environmentalists, Sociologists, Experts in the city of Mumbai. It should be discussed through that committee. After the discussion through this committee for the inclusive development of the city of Mumbai, changes need to be made.

So that the confusion among the people in the city will go away. The next 50 years of DP in Mumbai city should be prepared. I request the Chief Minister to declare the establishment of a committee on the development plans of the city of Mumbai and remove the confusion among the people of Mumbai. An attempt has been made to give direction to the city of Mumbai by initiating the work of the Coastal Road Metro-4 project in Mumbai city.Mr. President, you gave me a chance to speak.
